This is a good-sized parcel of gently sloping agricultural land with beautiful scenic views over the plains of Vieux Fort with the Moule a Chique peninsula in the distance, and nice clear sea views over the south-east coastline and the Maria Islands. The property is ideally suited for future residential development because of its views, location and topography. It is located at Pierrot, midway between the communities of Aupicon and Bellevue, and just 10 minutes' away from Vieux Fort town. The land is oriented due south and overlooks the expansive flat lands there, the National Stadium, the Mankote Mangrove and Hewanorra International Airport. The main road to Pierrot was recently resurfaced and all other infrastructure is available in the area: mains water, electricity, telephone, cable TV and high-speed internet.
The actual lot of 7.07 acres of land is rectangular in shape and runs down the hill at a pleasant angle: allowing easy construction of roads, drains and homes yet is sufficiently steep to allow every lot a great wide open view. In its current state, the land is zoned agricultural. The lot does NOT meet the main road but is accessed along a track. This is in fairly close proximity to the road (about 100 to 150 meters). To transform this into residential lots will require some capital input: i.e., construction of an access road, subdivision of the land into smaller, residential lots, installation of drains, mains water and electricity, and construction of interior roads. Upon completion of those works, residential lots could be subdivided and sold or alternatively, this would be a great place to have as a 'country estate', with a main house and perhaps one or two smaller cottages.
